Harmony identifies markets with attractive characteristics for purchasing short-term rental properties based on extensive data. Criteria considered include population growth in the area, proximity to major cities, accessibility, visitor growth, tourism sector performance, seasonal rental profitability, average occupancy rate, seasonality, average nightly rate, rent growth, and the market for available rental properties.
Harmony then analyzes each potential acquisition to find properties with the best rental performance prospects: year of construction, renovation needs, number of beds, living space dimensions, location and geographical setting, heating type, energy performance certificate, historical pricing compared to the area, etc.
Before being made available to guests, the properties are renovated with new paint, flooring, appliances, smart home features, etc. Harmony prioritizes responsible and sustainable renovations.
